sell and move modular

Post by Chrisann » Wed Aug 13, 2003 9:07 am

We have an 8 yr old American Family modular on a basement in Missouri, but the foundation has settled. We cannot see putting another $10 to 15,000 back into it. We have spoken to several dealers and they suggest advertising for someone who would buy it and also take apart and move the mod. This way we could start over with a earth contact home. I know we would take a cut on the selling price. Any suggestions, opinions or ideas.

I have never heard of selling a modular without the land...unless you are using the words wrong and actually have a manufactured home...

A true modular home has no title..no way to finance without the attached real estate...which means you would be limited to cash buyers only...a VERY small investor market usually...folks who only buy very cheap...Moving a true modular home would cost many thousands...maybe more than 10 thousand...plus the new foundation..

If you cannot sell the package...maybe you should consider buying a lot...moving the home and selling the package...you would end up many tens of thousands better off...

either way..fixing the problem right would be much cheaper..

Obviously you did not get a 2/10 extended warranty on the home..this problem would be covered with a $100 deductable..
