We have a MH rented here in Indiana, Need some advice on getting tenents removed from MH, W/out court dealings,,, ( Cheaper ) What do we do? Tell them they have 30 days to vacate? Send Reg. letter? ( They may not sighn for it )
File inviction notice with County Clerk?-(45.00 ) Some laws may apply to this? So send your advice,,,, Perry Mason retired LOL

Tenet and landlord law vary a lot from state to state...Most laws favor the tenent and can make a landlord jump through a lot of hoops..
You failed to mention why you want them out...Eviction is only for those in violation of their lease (written or not)..such as violating the rules or not paying the rent...You cannot evict them because you do not like them...the color of their hair..body piercings, lifestyle, race, religion, sex, marital status, friends...on and on..have nothing to do with eviction...
The 30 day notice you mentioned is often used in month to month leases..which can be terminated with out cause with notice....Actually some states..like GA require a 60 day notice..
You should become very familier with your states laws...often tenent rights are very strong and the landlord has to walk a very tight line...If they are in violation of the lease terms..you should start eviction proceedings..If there is a cost..so be it..it is part of having a business...
Do not try to short cut the law...This can have very bad outcomes for the landlord...I had a friend in FL..who changed the locks on a person who was over 30 days behind on the rent..not following the proper eviction proceedings in FL (which can take 6 months with a savey tenent)...He lost the lawsuit for damages and had to pay the tenent $30,000...

We are selling the MH, This is the reason for getting them out,,,, They pay the rent most of the time it is late, All so we have a pool with strict rules, That they do not follow, And the family that resides there the husband drinks like a fish, They had 2 small dogs and cats kept inside, When they rented it we told them out side pets only, We do not have any written lease , Verbal only,,-They added wood to our deck w/out permission, Fire wood stacked out side against the wall, Termites? Now the carpet is ruined, Dogs and cats if you know what I mean?

With all of the above...you might be able to evict...but if the rules are not in writing..and rent is regular..even late..usually the courts will side with tenent..Check your states law about terminating a month to month lease....If 30 days notice is all..make it at the next period for the rent...Deliver the notice by registered mail...Remember..if they ignor the notice..you will have to go to court and evict..be sure you do it right..
