Stoneskirt
Stoneskirt
We are buying a new skyline double wide and are interested in something other then the normal skirting! (find it unattractive) Anybody ever use "stoneskirt"? Likes/dislikes? Any other reccomendations for skirting to make it look more residential?
Re: Stoneskirt
Nerver used this product...but have investigated costs and installation issues....Cost is nearly as high as block with stucco and installation is not easy if the ground is not nearly level...
block w/stucco is around $3000....for half of that we are doing skirting made with HardiBoard that looks like stucco and is manufactured for this purpose...It usually can be bought at a Lowes store...We build a frame to install it on from metal studs...
Brick will run about 4K installed..
There are other porducts made to look like stone...
Some parts of the country there are stucco masons that will do "cut brick" and "cut stone" applications...These run about 60% the cost of the real thing and might be better in many ways..."cut bricks" are a multilayered stucco on wire lathe...The first layer is grey and looks like morter...After it dries..the mason comes back and applies a layer of brick colored stucco and hand draws the shapes of the bricks...These can be designed to look like all different types of bricks from the traditional red brick, old brick..even white brick...Unfortunately I there is no one close by my location doing this..I used to do lots of this in FL were bricks are much more expensive..and there are many craftsmen in the stucco business..

Re: Stoneskirt
I have seen rough cinder block that looks very nice and available in different colors. It is not difficuly to install but you would probably need a leverrunner to put it on. Cost is aroung $3,000 nstalled.
Re: Stoneskirt
these products that you are promoting are sub-standard. The cost of block and stucco also require a concrete pad and that is where the additional cost comes in.
Re: Stoneskirt
Stoneskirt is made for manufatured home and does not require a concrete pad it has the best appearance of a the options avilable and will last.
A concrete pad costs between $3.50 per square foot and $4.00 per square foot.
Then your block and stucco cost will be around $2500 to $3000.
Lets use a 28x60 home set at 24" high.
concrete slab cost-$5880.00
block and stocco cost-$2500
total cost is$8380.00
now the stone skirt system with piers (no slab required)
concrete piers cost-$2100.00
stoneskirt installed-$2698.62
total cost is$4798.62

Re: Stoneskirt
Sorry,,,,but my experience is mostly in the SE...
Block and stucco is often installed without footers...in cold weather climes footers might be required but seldom cost more than $1000....In your example...you mention 24 inches high...unfortunately for most consumers on private property the ground is not that lavel..and homes are from 30 inches to 48 inches high regularly...In this case we are paying $2800 for block with stucco....$3400 with poured concret footers for the blocks..(with our volumn we get these prices for all homes up to 216 feet (32x76 floor)..48 inches high..these are fully installed but the contractor do this for individuals all the time..
Both cases..yours and the others require footers under the piers and would have the same cost...In no case is a poured concrete pad the size of the home required by any manufacturer....

And what does this mean...It is our best interest to give good info to consumers so they can make informed choices...Your product is 1..there are others..

Re: Stoneskirt
stoneskirt is designed to be installed without footers and is less expensive than you block and stucco.
With the variables that you described and the house size in the previous message the cost would be about $3200.00 in any climate.I realize that you probably have vested interest in other products and thats great but give us manufatured home owners more inovative options.
fact is stoneskirt saved me money and it should be alowed to save others money too. It is nice to see a concrete product that is versitile enough to funtion in the northern minnesotas deep frozen winters and in floridas scorching hot humid summers.
Stoneskirt was a blessing for me.

Re: Stoneskirt
We just purchased a 32 x 80 and like you, I did not like the conventional skirting, nor would our development's covenant allow it. We had standard brick layed for the foundation and continued it on up past the windows, to about half way up the doorway. The extra expense was worth every penny! We are also using a combination of the same brick and flagstone to lay a patio, several walkways, retaining walls and various other landscaping projects. There are some really beautiful bricks out there now, in almost every color you could want to coordinate with your siding and shutters. Also, mortar is no longer just gray concrete and the colors available there too are unbelievable. I highly recommend you consider it. The look achieved can't be beat. I am so glad we did.
Re: Stoneskirt
Just curious:
It's about a year later. I agree with you about the skirt. What did you decide to do, how much, do you like it? Thanks.

concrete slab
I am wondering what is the cost of putting your home directly on a concrete slab there fore foregoing the skirkting all together? The pro's and cons?
