Hi,
We are going to have a termite inspection, can anyone tell me what that is going to consist of. Also, what will the home inspection consist of. Any help here will be very very helpful. We sold our MH as stated in my past post, so I would hate to lose the sale because of something we didn't do that we should have. Thanks to all of you.

A termite inspection is just what it sounds like...a pest control person will come and inspect for signs of termite damage...rotten wood..termites themselves..evidence of this nature...If there is evidence of termite...a termite treatment could be required...If the termite are only in the ground and not the home these treatments cost about $500...
Home inspection can be another story...a good home inspector will scour the whole home for hidden problems and natural waer items...Almost all home inspections have a concluesion that there is something that needs to be done..If nothing else they will suggest that the roof does not have full life left....If there are no major structural problems..all recommendations will be of a maintenence nature and for the information of the buyer...
An example...lets say your a/c is 8 years old...properly maintained...He will conclude the obvious...The economic life is less than 5 years...new units are more efficient..the unit needs a cleaning (almost all do)...all obvious to those buying a used home and true about almost every used home...but..sometimes seeing these sort of conclusions in writing scares potential buyers...Most times since it is stating the obvious...there is no problem...
By the way...they will ask advice from their agent...hopefully the agent is not too ticked off at you...They can take any inspection report and put any kind of spin on it they want..
By the way...your own agent should be better able to answer these questions and help you through this process...For instance inspectors come in all sorts of attitudes...Your agent should know them in your area and be able to anticipate any potential problems..Good Luck

Re: Termite inspection
Read your contract and see if there is a provision for you to do the repairs that the home inspector finds. I sold one house that had no minimum and we got nit picked over a lot of items. Soot in the gas furnace, downspout that needs a extension, caulking under one window, things like that . I was able to do everything except the furnace so it was just time involved. Another house I sold had a minimum of $1,000 so only major things were part of it and there were none.
