hello folks,
thankyou all for all your help!
have found my dream home just 10 miles from my remaining family in montana.
mr. murray even gave it a thumbs up! how could a girl lose? :-)

big hurdle now is that montana just denied all ports of federal housing subsidies into their state as of June first for one year. i put together a section 8 homeownership subsidy (used to be for rent) with a housing and finance authority loan of 2.75% 30yr fixed with $5k for closing/down forgiven after 10yrs in home.

montana board of housing is trying to turn their section 8 rent subsidy into home ownership piti payment but are very short staffed. so, they are calling a moratorium on all homeownership transfers till this time next year. then they'll allow people to purchase a home using what used to be a rent subisdy.

i'm afraid if i wait a year, the prices will be beyond what i can afford (this is the only house i've found in a year of looking) and i won't be able to buy near family.
my pastor suggested i find a "private mortgagee." does such an animal exist and how does that work?

the home is $129k, closing estimated at $7k, moving costs estimated at $3,100 (because i am permanently disabled someone has to load/unload my stuff in addtion to moving it).

my hope is to find someone to buy home, rent it to me till next year when i can buy it outright. i think that makes sense?? { - 0. they'd receive rent directly from hud which is guaranteed for the rest of my life.

Hi,
That is what I was thinking of doing with our MH. We live in a park, so I have to find out if I can rent it to a section 8 person for a year and then put it up for sale again when the market improves. Is there anyone that is selling now that is haveing a problem, you might want to ask them if they want to do a rent to own, instead of an out right sale. Look at Yahoo.com for real estate that might be in foreclosure, you can usually get them very cheap. Keep us informed.

Hi again,
I am on disability also, that is why we are in the process of losing our MH. I became disabled after an operation last year and lost my very very good paying job, and spend all of our savings and my 401K keeping this place going. Now it is all gone, and so will the house unless we can rent it. I wish you good luck.

section 8, disability, moratorium on foreclosures

thanks for responding. i am so sorry. i am sad when i hear other people are suffering due to no fault of their own.

if hud financed your home there is a new moratorium on foreclosures for persons who meet certain criteria. go to www.hud.gov. also talk to usda/rural development/rural housing (all the same org but different branches). their site is www.usda.gov. they have some applications for moratoriums depending on your situation. there should also be a gov't sponsored "home ownership center" in your area (probably not in your state). if you can't find any of this info, tell me and i will find it for you.

one thing i learned recently is that there's a program called 203(b). it's a lease purchase program associated with section 8. there is very little about it in the regs. go to hudclips.org, choose library, choose home ownership, choose search and enter 97-61. this document will have an attachment called a mortgagee letter #96-42. it is the only reg out there.

how this works is that a foreclosed home is bought by hud then sold to the local public housing authority (in your blue pages) who then sets up a lease purchase agreement with section 8 homeownership voucher recipient.

my experience with the state and national level people is they want to HELP. they are so inudated by the end result of tragedies like yours and mine that they are very happy to help persons who want to get ahead of the foreclosure.

i hope you can stop the foreclosure. that is so heartbreaking. i will keep the board posted. i really need to move to my family. i hope someone will step forward and help.

Sabrin & Judy, Be very careful about those "Save your Home Ad's" No one in a business setting is looking t save your home out of the goodness of their heart unfortuneately..... Many times they may save the home at a very high interest rate. Or they buy it at a very low price. My girlfriend was desperate a bad marriage left her with bad credit and looking for a home for her two children. She bought a small home at an intereest rate of 16 %! On a stick built, when rates were as low as what, 4.25 for 15 tyr. fixed? She really got taken.
