My wife and i are in a real predicament. we are both in the USAF and stationed at scott afb in st louis, MO. we just got orders to WY and must be there the first of august. we have a double wide mobile home 1999 that is about 2100 sq. foot. on a rented lot. we have had the home on the market for 6 months and have yet to sell it. we have a couple of quotes for $18,000 to move it, but are having a hard time with finding a loan for land and land dev. to put the home when it is moved. I don't see us coming up with this large amount of funds for the relocation and are starting to feel real pressure. does anyone have any advice? we have even discussed the possibility of voluntary foreclosure. we are really desperate now. any help or advice would be extremely appreciated. thank you.

First and foremost I know that with your orders you can contact your mortgage company and the park managers to notify them you have orders to go.
Who will be taking care of your affairs while you are away?
I know that the miltary has Jag they can contact for legal advice.
I know when my brother was deployed to Iraq he appointed someone in the family to be their power of attorney while they were gone. Deposits were made in their accounts from their checks and their POA paid out the bills. The landlord in their park could not charge them late fees. The park or the mortgage compay could not do anything legal wise (i.e. eviction or foreclose) until after they returned.
Unless there is a real issue and you have to move this advice may be of some help to you both.
Also sometimes when you contact your mortgage company they will have programs that can help you. We did that as well and we have several programs with our mortgage company that helped us. Refinancing may be an option also as if you are looking to put the home on your own land you may be able to refinance with another lender rather than lenders that specialize in manufactured homes only.

Ouch....I would suggest you talk to the housing office at the base you are at now...6 months to sell a home at top market price is not unusual in your area...You might also consider becoming a landlord and leasing the home..If you are lucky to another airman..
