I have had my Manufactured Home on the market for 3 years, but it has not sold. I work 70 miles away and the $200/month in gas is killing me, more more than than is the time I am loosing everyday. I checked into moving the house but I can't afford the down payment. If I give it back to bank I will fail a credit check and be unable to rent an apartment. I have the house listed for what I owe (I will make no profit) and I have no extra money to lower the price. Prospective buyers come by to look, and I have gotten offers, but the people making the offers think they can get the same interest rate as on a stick built house and when they fail to get than rate they drop the offer. The realtors are leeding them on so they can sell them higher priced stick build homes. How am I supposed to get out of this? How has everyone else dealt with this?

Well maybe you need to suggest that the buyer's look for alternate lenders. I work for a mortgage bank and our rates are 6.5%-7.5%. Not a bad rate at all. Give them my information and we might be able to do business.

Few alternate lenders will do home only "chattel mortgages" on manufactured homes...Home only loans are priced much higher..Those with under 700 FICO scores will have to pay much higher rates.....
