Thanks rmurray...

I'm at a serious crossroads now.

I have no way of knowing if this invoice is legit, but unless I find out different, I can't really say one way or another whether they're playing me or not. Part of me feels okay with the invoice, however, what is bothering me is that their itemized pricing of setup, trim, hook-ups, etc., seems a little high to me, and I really think that they're trying to make some of their money back here. Which would be fine, to an extent, if they weren't so adamant that all of their profit was gone from this deal. $4900 for setup. $2000 for trim and ends, $850 for my elec. hook-up, and $650 for my plumbing hook-up. Doesn't that sound kinda high? If the first thing that pops into your head is, "RUN!!!", then please let me know. Then again, if it sounds about par, then let me know that also.

Basically, what I'm thinking about doing is biting back at them by getting my own hook-up and set-up people to finish the job.

OR...

Just telling them to come get the house.

They've made the comments that it would be more profitable for them, if I chose for them to do so, to just come get the house and sell it elsewhere. I get the feeling that telling me that is their version of a "hard close". I'm thinking about calling their bluff and saying, "fine, come and get it." I don't know... All I wanted was for them to make things right, and it seems like they keep twisting numbers to make it look like a good deal, until you break it down and see that there's areas where they keep trying to bend you over.

What to do! What to do!

You are going to have to make up your own mind...Do not let them tell you it would be cheaper to pick it up and resell the home..of course they still would have to fix the home and they would lose all invested....

Costs.. actually seem in line...We pay $5500 to set his size home..$ 900 for proper electrical hook up by en electrician...Plumbing hook up to existing facilities is included in the above set up in our case...City sewer hook ups can easily be $600...

I have gone back and read all your posts....I would NOT settle until the mold and moisture problems have been fixed correctly ..How's this progressing??...If I follow correctly they reduced the price $2600 for the roof snafu and now are offering an additional $9000 off some of which they got from the insurance company...Does that seem right???

Once the mold and any other water damage is fixed..you will just have to decide if the money solution is enough....

Thanks for the post, rmurray.

If you've tried to piece all of my posts together to trace what's going on, I imagine it could get a little confusing.

Basically, what they've offered is this: They've presented me with what is supposedly the actual invoice they recieved when this house arrived at their lot back in September of 2005.

They've offered to sell me the house for the amount on the invoice plus all of the setup/hookup costs (about $9500 total for the setup/hookup/etc costs). Also, they are fixing the water damage/mold situation. Professionals are coming in to do the mold remediation. They are removing quite a bit of wall, carpeting, and ceiling throughout the house and doing a thorough cleaning, in general, to the remaining structure with air scrubbers, HEPA vacuuming, and whatever else they do. By the way, I also have a copy of the mold removal service's quote, so I can verify what exactly they'll be doing.

At that point, once the mold and damaged areas are removed, the dealer's setup and trim guys will go to work replacing all of the walls, ceilings, carpet, etc., that need to be replaced.

The mold removal/repair and the work to be done by the dealer are all covered by the insurance company.

I just have to figure out if I want to accept their offer.

On one hand, the house is already on my land, already blocked, capped and strapped down. After waiting about 3 months on the house to show up in the first place, it's kinda scary to think about going back to square one and starting all over again.

On the other hand, though, for all the inconvenience that this has caused, I don't really feel like they're trying to do enough to make things right with me. Maybe they are doing everything they can. I just don't know.

It's a tough position to be in, because I don't want to be greedy, but more importantly, I want to do right by my family. And if we're entitled to ask for more, I'm going to do it.

rmurray, the setup prices you've given me in your post make me feel a lot better. I've also spoken to someone earlier this evening that told me that those numbers weren't far from standard. So, thanks for that.

Just to clarify, the mold and water damage will be righted, and I will have some form of guarantee in writing. Also, I have informed the dealer that I would need something in writing from them that says that I will be able to move in in x amount of days. So, we're fine there. I'm just researching the figures they gave me to make sure I'm getting a fair deal.

You might want to address warranty for the next year...Horton will not cover anything that the dealer or the repair contractors have touched..which sounds like most of the house.....Be-sure you do a very through walk through prior to paying the dealer....You have this dealer over a barrel..Make sure you and your family will be good after the fact......Good Luck Don..

I know nothing about manufactured homes...really, but if I were you I would have run as fast as I could from this house! It's only going to give you more trouble!!
