credit and foreclosure

my husband and I have poor credit. My husband is the primary "bread winner" My husband also has a foreclosure that is only a year old.

Where in the world can we find a creative lender? We have someone to co sign for us. We have found a wonderful property. This property is a double wide on land. It is a foreclosure as well. This doublewide is listed on the deed as "real property" If we were able to get into this property, the mortgage would be less than half what we are paying and have been paying in rent.

Any suggestions?

I'm not willing to say "die" just yet.
