I've been trying to locate and "buy" a vacant mobile home lot (with all hook ups ready) for a new 2005 64x28 mobile home and I'm having zero luck online. I have no clue where to start and also don't even know what to expect in pricing for this area. $30K? $50k??? Do I go through a realtor?
The lot does'nt have to be huge, just something big enough for the MH, a 10x25 screened in porch, a 10x16 shed and ample parking for 2x cars.
I would like to find something that's not established like a park as most are hillbilly ridden and thier yards/lots are either littered with toys, junk cars, 10kids and/or garbage (mostly all of this) and they don't care about how thier mobile home looks. I don't know if it's just me but it seems that most parks in this area do not enforce rules at all and let anyone move in. Another example would be that a park rents to a couple....... A month later 10 more people move in with them. (sorry for the rant)
I'd love to find a lot in a 55+ community, but alas, I'm only 42. Too bad there are no 30+ parks. It's either Family or 55+ !

Try real estate pros in the area..look in the local "shopper" type of paper for sales buy owner...
Get a feel of the zoning in your area....Drive to the perfect place..start driving around looking for an empty lot you might be interested in..look up the owners name at the tax office in your county...Call them or write them with an offer...
There are no 30 plus communities..because...the federal discrimination laws do not allow age discrimination....
Good Luck with your quest...what has your dealer done to help you ..Most dealers keep up with available land in the area.....

I'm in the beginning of buying the unit, knowing what I want, etc but want to find the land first before I commit.

Makes some sense...but...the dealers in the area can save you lots of time and usually are up to speed on the area...Call or stop by the Palm Harbor dealership in Orlando...All PH locations have extensive info about home sites.....
