Just to feel you in on what is standard and what is not.... Yes on a dw 2x4 is standard with Palm Harbor, it is also standard with everybody else. The difference is you have been to places that mark up the home so much that they can throw in 2x6.... We are not going to lie to you in order to earn your business!! Unfortunately other places do.. Also, 1/2" sheetrock is standard with everyone.. I am next door to an Independant Dealer that sells redman homes and there insulation is no different then ours. What are you referring to?

Sorry...but 2x4's areonly std.in the exterior walls(2x4 interior and 2x6 exteriors are an upgrade... of the basic PH's built in Boaz, Ala....also..sheetrock in Boaz is only 3/8...taped or painted or paper covcer are both the same thickness...service is great....

I would put Patriot of Texas ahead of Palm Harbor and probably better than Karsten because you do have more options to make/add to the home. I just purchased a Patriot Bluebonnet Modular home and it has standard features built in that are upgrades for other companies(ie insulation,studs, plywood, 9ft ceiling). Close any door in this house and the walls do not rattle. I can tell you the cost difference was at least $20-30k over similar houses in our area of central texas and I feel I have a superior home.

!/2" sheetrock is fine on the ceiling if it is CD type rock "Ceiling Density" trusses on 16" centers do not require CD type rock but anything longer than that would require CD to reduce sagging.. I have never heard of 3/4" rock on ceiling or wall. I have double layered 5/8" on party/adjoining walls to cut down on noise. I have several years in service of MH and can say Marlette is among he top of the line all around package you can buy...I have always ben concewrned with the structure rather than the cosmetics and I have serviced most brands and I have found Marlettte to be more trouble free when it came to digging into walls and ceilings to find a problem..
