Hello - I need advice on ways to look for things a seller might be hiding from a buyer to cover up damage, etc. to a 1996 double wide. Inspection is monday and i'm ready to get dirty! thanks!

any inspection is better left to a professional inspector familier with MH. Water damage, faucets and drains, GFI's, open circuits, hvac, electrical panel are all things that need to be checked. Make sure you check every light and wall outlet to make certain it is grounded. If you are not skilled in what to look for hire someone who is. The $250+ you spend will be well worth it if for no other reason than peace of mind..

I completely agree with the above reply. We bought a brand new mobile home in 95 (so did my mother) and we have had trouble with both of them ( mainly in heating/airconditioning) and plumbing. Also roof leaks especially in a shingled roof. I would definitely hire a professional to look at everything - believe me owning a mobile home for 10 years has made me decide to build when I get ready to move. Also, look under the tubs especially if you have a garden tub - we both had holes under ours big enough for my 3 year old to go to - so you can imagine the pest problems!!!!!!! Good luck and hope everything turns out OK. Suzann
