what is requireded for conv. loan? I am from Texas.

You might want to read the thread in the "Manufactured Housing Expert" forum here...Look for the message titled "HUD - 007487 Handbook 4145.1" and read the 10 post thread...

Basically...for conventional finance..."permanent foundation" means any set up to local code and all running gear must be removed...also..the appraiser must check the little box on his appraisal that says the home is permanent...If the home is new..It must meet the homeowners manual...Some lenders have a little more stringent definition and require concrete footers (1 of my lenders requires the steps to be attached to the ground..we do this with anchors and straps)...but because there are all different type of good footers..most lenders now allow the appraiser to determine...Most appraisers only expect the home to be set to local code, have utilities connected and working...as opposed to temp set like on our sales lot...

The county in which Im setting my home requires that the home have a 10x10 deck on both entrances, and that the steps be set in concrete as well. It also requires footers.

All well in good!!! What do we do about appraisers that do not know when a home is permanently affixed or not? Especially regarding re-hab foundations and/or retrofit? Who supercedes who,the appraiser or the engineers certified documentation that the home has been permanently affixed???
