A dealer trying to sell us a Dutch Manufactured Home is saying that the title will say DMH and not MH which means it is a modular not a manufactured home. Is there a difference? Are we truly buying a modular? It will make a big difference when it comes to trying to insure it.

If it has a title, then it is NOT a modular home.
As mentioned in the other thread, modulars are built to local building codes and regulated by the agency that controls manufactured buildings. Modulars don't have titles, they have Certificates of Origin (and you get these with the home, they aren't part of your loan like a title is). If you are going modular, go off frame. Leaving the frame on keeps it as a mobile home in the eyes of most places (banks, appraisers, etc).

A modular with not have a HUD sticker, but a sticker for your state buildings agency. In Florida for example, it's DCA, for Department of Community Affiairs.

Look in the homes electrical panel, or on the inside of a kitchen door (under the sink) for the labels.

Do yourself a cost comparison, a site built home may be near the same priceline for the square footage, or you can go with a slightly smaller home and go site built for the same money. If I had it to do over again, that's what I would have done!

You should have gone with a site built instead of a modular with 2x4 walls cheap blackboard sheathing and less features than an average modular because you deserve the cheapest longest way to build, and think of all the nice mold you will have after it rains right after the framing job so they can nail your drywall up enclosing the moisture, you won't realize it until your family gets sick and you remodel. Nice!
