Sell it or trade it

My 1997 doublewide has been on the market for a year and a half with very little interest. I have 3 acres and like where I live. What I would like to do is trade it in for a modular or build on the land. But I can't find a dealer that would take it as a trade. Can someone point me to a resource that can help me with this? Either a dealer or a builder.
