Approximate total cost...

Just wondering what the approximate total cost of a land/home package with the home cost of about $85,000 and the land $45,000, the land is a sloped lot. Will need a well as well. I know I can't get the exact, but wondering more or less what the average total is with set-up, preparation of the land, etc.

You don't say whether the "cost of the home" includes dealer profit or not but let's say that it does. Depending on the area where the property is located it could vary, but I would say 140k and under (again, if dealer/seller profit is included)

Well, 85 and 45 is 130.

Then you need (as a minimum)
Site Prep (depends on what needs to be done and what type of foundation you get)
Septic (could be $1,500, could be $15,000, depends on what you have to have)
Water (Well, I dunno 'bout no wells. $1,500?)
Electric ($500-$1500)
Permits (a few hundred at least, could be more).

That's just for starters. An additional 10 to 15k isn't unrealistic, and don't forget to add sales tax, closing costs, surveys and appraisals, etc.

The site prep fees for a bare piece of land for my package was around 30K and that including everything needed.

A lot of the costs depends on your area. We are looking at moving our home from a mobile home park to our own land and here is a breakdown of what we are looking at right now (I am still researching)

In addition to our land and our house:

Septic: $3000
Water Tap: $1000 (I was told a well would be anywhere from $1500 - $5000 depends on how it drills out)
Electric: $300-500 (My husband is an electrician so we don't have to pay for labor)
Permanant foundation: $2200 - $8000 (so far I have gotten 2 quotes and there is a BIG gap so I am still checking)

We are all electric so we don't have to worry about gas and we use our cell phones so we don't have that expense either but you might want to look into those costs too.
