I would like to know the difference between modular homes and manufactured homes. What are the advantages and disadvantages of the two types homes.

Manufactured Homes: These are homes built entirely in the factory under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). The Federal Manufactured Home Construction and Safety Standards (commonly known as the HUD Code) went into effect June 15, 1976. Manufactured homes may be single- or multi-section and are transported to the site and installed. The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets performance standards for the heating, plumbing, air conditioning, thermal and electrical systems. It is the only federally-regulated national building code. On-site additions, such as garages, decks and porches, often add to the attractiveness of manufactured homes and must be built to local, state or regional building codes.
Modular Homes: These factory-built homes are built to the state, local or regional code where the home will be located. Modules are transported to the site and installed.

Another diference is that manufactured homes are designed and must remain permanently transportable. Modular homes are designed for a single site.
Also, manufactured homes are built to a "performance" code and modulars are built to a prescrptive code.

And one of the most important differences is that a modular can be treated like a site built home, a manufactured home will always be a manufactered home, no matter what you do to it.
Although there is significant expense involved, I will continue to recommend that if you go modular, go OFF FRAME.

What about insurability? Is there generally a difference between manufactured homes and modular homes? Anyone?

My Patriot off frame modular has been appraised and insured like a standard stick built home. I know the appraisal and insurance replacement cost came out much higher than what I originally paid for it. Instant appreciation is nice. I would go off frame if you are considering modular. The differences in materials used vary greatly between manufactured and modular. You cannot compare one to the other as far as features but can compare them to different manufacturers, (ie standard features, options).
