Closing of Sales Center

Post by Vicki Wharton » Mon Jan 24, 2005 9:10 pm

Hi, we have sold the ground where are model homes are and have only until the end of July to move out the 9 new homes and our office by that time. I am in desparate need of suggestions as to how I can expedite this in as cost efficient way as possible. I know the obvious is to have a stock liquidation sale, and perhaps a promo of lot rent if a home goes to a park. I am also looking to listing them on line at MHPlanet and perhaps on this site also. Having never done something like this I am having trouble thinking clearly because the "fear factor" is breathing down my neck. Any suggestions would be so very much appreciated. Thank You. You might want to consider an Auction. They create a lot of excitment and you can offer the homes for sale "with reserves or minimums" which says you expect a certin minimum price or wont sell.

In which state are you located ?

Hi! and thanks for the quick response! I had thought of an auction a while back, so thanks for reminding me of that option. I am in Iowa, north border of Des Moines. Vicki

I bet its cold there in Iowa tonight... its even cold here in Florida. Didnt even reach 70 here today !!!

The public auction provides many advantages to sellers over alternative asset disposal methods. Among these opportunities are:

Provides excitement, encourages competition, and focuses attention on a "date certain" sale.

Provides open, fair, and non-discriminatory bidding environment, greatly enhancing opportunities for all purchasers.

Eliminates high carrying costs.

Reduces marketing time.

Creates urgency and energy, a climate that tends to maximize the sale proceeds to the seller.

Promises minimal defaults because substantial bid deposits are required.

Provides immediate confirmation of sale.

Minimizes negotiations between the buyer and the seller.

Provides a market-based verification of value.

Provides individual sellers in multiple owner auctions with the benefits of auction marketing at an affordable cost.

Terms of the sale are already understood and accepted before a bid is placed or accepted.
