is this a good deal?

I am thinking about bying a MH show home off the lot. I am looking at a 2004 Skyline Greenbriar series with 2,300 sq ft. It has about $6000 worth of options like tape and texture in main living areas and a bar in the FR are the biggest. They will put in some basement steps for free and add a 7 year warranty. The price I have negotiated down to is $72,900. There is no freight since it is already on the lot and i have negotiated down their "crane fee" by getting numbers from other dealers. I was quoted a price of $74,900 to order the same home with everything standard. So is this a good deal?

thanks,

I suppose it all depends what it is new as compared to what you're paying now. I can say however, that our first home was a Marlette model home, fully upgraded and saved over $10,000 and we never had any problems with it. So in essence it was the amount that we couldn't afford at the time, compared to what we could and worked out great.

It is difficult to comment on the price as that will vary greatly depending what part of the country you are in. From where we sit in sunny Florida, it looks like a great deal. Installation requirements are very different in Florida than in Washington state and many of the places between. Are you comfortable with the price and terms ?

You can get a good idea how the price stacks up for your area by visiting several dealerships in person or you can also visit the MH Multiple Listings OnLine and check out the listings in your area

The MLS has listings of new and pre-owned homes and thousands of photos along with the listings of homes for you to do a fast comparison with.

Skyline builds a great product and has long been an industry leader in stressing customer satisfaction. They are also one of the Top 25 MH Builders rated in The 2005 Grissim Report that Rates the Top 25 Manufactured Home Builders

It should be noted that list is the top 25 builders for sheer number of units built which has nothing to do with the quality of what some of them build.
