I am looking at a home that the seller classes as a HUD approved modular double-wide mobile home. So is this a modular or is it a mobile home and what is the differance? For re-sale would it be classed with the stick bulit homes or mobile homes?

Its a manufactured home if its got HUD tags on it.Modular homes are built to local and state codes and MF homesd are built to federal HUD codes..For resale it would be classified as a manufacured home.

This is a manufactured home period...It is NOT anything to do with a modular..For finance purposes it will be compared with other manufactured homes in the area..

Well cared for manufactured homes attached to land will appreciate or depreciate the same as any other type of home on this same lot..Most important resale information is location...then second is location...then the third is location..then maybe some info on condition..
