I have done a lot of research on the internet on manufactured housing. At this time I am leaning toward Palm Harbor.
Everything is not perfect but nothing in life is. If I could get a palm harbor with 2x10 floor joists I would most likely buy from them. I really like that palm harbor has factory set up crews and you dont have to deal with the dealers and fly by night set up crews. I dont understand why more manufactures dont do this as a satisified customer is a happy customer who tells other people why he is happy.
I really like the Jefferson Model with the den next to the master bedroom.
Also i want a home that is structurally sound with the best insulation available.

Murray what do you think about Palm Harbor. I live in Memphis Tennessee and no dealers except in the eastern part of the state. I am basically impressed with palm harbor. Boaz is the plant where the home I buy would be built from. Any comments. I am working close to the plant within 100 miles, might go do a tour and see what option they have.

MY dealings with Palm Harbor have totally turned me off to them. My wife and I went to look at them but first had to give our life history and have them run a credit check. They told us we qualified for a no money down 6.7% FHA loan based on our credit. Then we got to look at the homes. They are nice. Back with the sales lady (and I use the term "lady" loosely). She now wants to lock us in as this program might end at any second. So she says a $100.00 deposit will do this. Then she says well maybe $500. would look better to the mortgage company. So I put it on my debit card at her insistance. This was on a Sunday, July 18th and she assured me she would credit the card back the $500 the following wednesday. After many phone calls, she says we can only get financed if we come up with $30,000 down payment!!!! She still has my $500. and it is now August 15th. She lied to me on at least 4 occasions and I would not do business with them based on these sleazy business prctices. Went to the folks at Homes Direct in Tulsa who deal in Karsten Homes and are about to close a deal with them. Beware of the sleazeballs in this business such as Palm Harbor Village in Tulsa.

I will answer your question...but in fairness to you you need to know that I work for Palm Harbor...and sell the Boaz product as well..I have put my whole family's future in the hands of this company...I hope you know this means I have great confidence in them..
You can get 2x10 floor joists in a product from Boaz...on the Discovery Custom Home line..off frame modulars......
2x8 floor joists can be optioned in all homes..they are standard on all 32 wides...
Boaz builds 2 series of manufactured homes...8000 and 9000 series...you should be looking at the 9000 series for all of the best construction features in the industry...Even standard 3/4 inch plywood flooring w/hand laid ceramic tile on the floors...be sure to get the EnergyMiser Plus option which will get you 2x6 exterior walls with the best insulation in the industry...All Palm Harbor Homes are Energy Star ready..and can be sold as EnergyStar Certified...Ask your salesperson (or general manager) about this...

Sorry to hear you had some type of problem...PH as any company with thousands of employees will have trouble with a few from time to time...Glad you realize that the problem is with 1 location...
You should have talked to the General Manager long ago...He/she can get your refund very quickly...It will be credited back to your bank account...If you call the General Manager and do not seem to be getting satisfaction..call the Division VP..ask for his number at the store..

Mike, I have had a totally different experience with PH Tulsa. Yes they try to get you to commit but that is part of being a decent sales person. I have looked at the Karsten as well and they are very nice homes but would upgrade to plywood or osb subfloor. The problem we had with homes direct was they are a little to laid back and getting any information was difficult. We did put $500 deposit with PH but we needed a detailed site inspection and part of that was to cover the inspection. I don't have a problem paying them for the inspection because they have costs involved with it and there are too many people who waste their money and time, byw all but $175 of the deposit is refundable if we don't go through with the deal.

i am in the business, your experience is normal, you need 30,000 cause credit must be pretty bad. she knew it before she showed you a house. but they hoped that they could get you done. they tried bank said you need 30k. what they did was by locking you in, telling you that you qualified. hopefully in your mind you bought, you got excited, if they could get you done, they got a sale. tehy said you needed 30k hopefully youre so excited youll get it form family member or get it form somewhere. its all selling, by them doing this to all customers that come in it overall generates more sales for the sales center. they sold you, if tehy do taht to every customer, some will get done some wont, but overall it means more sales. its just a selling technique. at the sales center i am at we do it all the time. i dont work for palm harbor by teh way

My wife and I wanted to look at their model homes and they wouldn't show us even one of them until we had spent nearly 2 hours listening to them preach to us why they are the best in the entire world. My wife and I walked out very upset because all we wanted to do was see what there quality was like. I mean anyone could speak up a good sells pitch. That is why we decided to avoid Palm Harbor because I don't have all the time in the world to ask them any question.
