You should never have purchased the home without a title. You will need to go back to the original couple, and ask for the title. You can not apply for a lost title when the home was never in your name. If the title is in fact lost, the party whose name appears on the titling document will have to apply for the lost title, then convey the title properly thru the chain of ownership to you.

I have a deposit on a property that is a forclosure. After waiting for 2 weeks for the bank to respond to my offer, I find out that the reason for the delay is because there is no title on the manufactured home. Wouldn't the bank have acquired title to the property through the foreclosure judgement and wouldn't it be up to the bank to apply for the lost title or is that the responsibility of the the original owner. (who's probably long gone by now). Any help or guidance? Thanks

It is difficult to tell whether or not you have land involved. If there is a land purchase with the deal, title to the land will be conveyed with a deed from the forclusure. If you speak only to title to the home itself, generally this is done with a "repo" title, or an affadavit of repossession. This all depends on the titling laws in the state where you live. While this is a big purchase for you, it is only one item on the banks busy schedule. Bide your time, and don't accept the home without clear title.
