You all raise many good points. I agree that there are good HUD builders as well as bad mod builders.
The biggest problem I see is that the HUD manufacturers don't police their dealers, and people like Lisa get taken advantage of. Lisa should be able to trust our industry to do a good job.
We have way too many bad dealers that have no trouble finding a manufacturer to supply them with homes.
The problems like Lisa has are industry problems, not government problem.
That said, states receive far fewer consumer complaints with modulars then with HUD code, in my state, it is over 20 to 1.

I cannot see any benefit to HUD because it is a federal agency that takes no action other than make sure the i's are dotted and the t's crossed. The gvt alphebet groups be it the FCC, FAA, HUD, FDA all kill trees to make paper but do little else to protect the consumer until they are forced into taking action. The way a home is built is somewhat important but even more important is how it is shipped, setup and trimmed out and HUD has little enforcement in this area. The industry needs to change as a group and the one way that can happen is the closing procedure. How many items do you buy before it is even built with little guarantee it will be what you ordered. Treat a MH like a site built home and that is with construction payouts, 25% when ordered, 25% when finished building, 25% when delivered and 25% after set and acceptance by the owner. This is a very difficult thing for the MH industry to go along with and accept. A construction loan says the money is there just they can't have it until the job is done but even PH is balking at it and some won't even consider the concept. Thats the way every house I have bought has been handled and although I have faith in my PH office it still does not set well with me because I am the one exposed not them.

The 20 to 1 ratio is probably correct...but manufactured homes are delivered many more times than mods...and there is NO organized program to file a complaint on a mod...

The lesson is to learn a little about housing...check out buiders/dealers...Do you homework and most often things will go fine..

I am just now starting to consider a new home and havebeen entertaining the idea of a modular home where do I start? mod v. manufactured. and is there a realestate person in my area that is well versed in the sale purchase.
what i am looking for (since I really dont have the time to shop for all the details land, home-dealer, and city where I would like to relocate to) is a realesstae person that is well versed in the start to finish process. is there a listing of such persons or agents?
