Looking to buy MH for Father

We are looking for a good used MH for my Father. Can anyone give me an idea of what to look for (or look out for) in a used place? Thanks for your help!

When we bought a used mh we looked for any sign of water leaks around pipes, windows and the roof (ceiling too). Make sure any appliances work, ask about warranties, and see if the wheels and axels are intact, if not the mover can provide them for a higher price. Check furnace and A/C. Also check book value before purchasing. Don't forget you will need skirting also.
