Hello,
I am a realtor that specializes in foreclosures. Occassionally I get some that are Foreclosures. My question is 2 fold.
1) Is there a way to find out what type of mobile home is sitting on a property (due to there is no evidence in the home as to manufacturer, date it was built, etc...)
Does the electrical panel box have any pertinent data that is normally on the mobile home Sticker?

(I've checked on/in all closets, near sink, in all cabinet doors, all drawers, and no sticker exists for this information).

2) When a foreclosure mobile home is sold, how do you obtain title? Since the
bank that is foreclosing on this does not have this information?
Client has sent me the original Certificate of Origin on this property, how do we get a duplicate mobile home title?

The MSO...certificate of origin...is the pre-title official ownership papers supplied by the manufacturer to the dealer...This form is required to get an original title...You have all that is necessary to apply for an original title...

Actually it is very dumb of your client to give you the original mso..remember this form is not replaceable....

There was a data plate inside the home...This link will take you to an example copy of the data plate..this way you will know what you are looking for...It has all of the pertinent info on it...

Unfortunately some homeowners take them off....The serial number is also stamped into the front cross member of the frame...face the hitch end of a section..look at the front cross member to the left of the hitch..the serial number is usually stamped about 16 inches from the left edge...Of course if there is skirting..this will be hidden from view..

That is what is missing in the mobile... Is there any other method of finding out what type of mobile this is (ie: Manufacturer, date manufactured, serial numbers, etc..) in order to obtain the information about the mobile?

Hi Annie,
Check with your state office that handles manufactured home titling. Here in Texas we have the Texas Dept. Of Housing and Community affairs that registers
the title work. You can search the records by home owner. You can also view installation history by owner. From there they should have records of serial/HUD numbers for that home on that piece of property.

There should be a similar office/process in your state.
Assuming the title was issued correctly at some point.

All the info you should ever need is on the original Manufacturers Certificate of Origin that they gave you...

I HAVE THE VIN #, BUT I DO NOT KNOW WHO THE MOBILE ACTUALLY BELONGS TO. I NEED TO THIS SO I MAY CONTACT THEM TO HAVE THE HOME REMOVED FROM OUR PROPERTY. CAN YOU HELP? VIN # IS LOU 053304.

Your state will have a title office..they should be able to do a title search with the vin number...by the way..that number does not look complete..

I have been told that my home was made by a co. called "Leavitt." It is the "Villager" model, I think.
Do you know how, or if, I can contact this manufacturer?
