Gap in marriage line

Post by Bonnie Callaghan » Wed Jul 28, 2004 2:18 pm

We had a Titan modular home installed on a Superior Walls basement. They used a crane. After we removed the plastic from the bottom of the home, we were able to see daylight on one end between the marriage line. The gap is at the bottom and goes up a foot or two, then it appears that the joint is tighter. The home has a 2 inch overlap on one corner, as they had difficulty setting it. It appears that they lined up the tops of the two halfs, but the bottoms do not touch. Do you know what the permissable gap is and if this is considered a defect? We've had other issues, but this is the issue that is everlasting, as they have already fastened the home to the sill plate. We are in New York State.

Typically, gaps are allowed up to 1 1/2" wide, as long as the gap is shimmed. especially where the lags or fasteners go through, the area should be shimmed.
Also watch that the joint was treated for air inflitration.
Your problem can be fixed pretty easy!

Thank you for your response. We have someone from the factory coming to examine the gap. There were no shims, etc put in the gap. It was just left open. Also, it is caused by a 2" overhang on the back corner of the house. Appears that the back 1/2 of the house is crooked and it is throwing the line off for our attached garage. Does anyone think they can close it at this point, or is this a defect that we'll need to live with.
