Cresdek: it is particle board impregnated with wax for moisture resistance. The Karsten Oregon guys wouldn't budge on plywood or OSB. I gave in, figuring I don't have little ones to splash water everywhere. If there were a tiny leak in the water heater, or some other little thing, I expect I would have to replace that section of flooring. That isn't horribly difficult; site-built houses get dry rot from those sorts of leaks - so maybe Cresdek is a hidden blessing

The Tucson dealer is likely working with the Albuquerque plant, which could offer different flooring options.

Overall, we have been very pleased with the construction quality and the setup. My place was built in Stayton, OR (15 miles outside Salem). I have developed one floor squeak; the floor was 1/8-1/4" off level in one part of the living room, and the center section was about 1/4" higher than the outer two sections at the roofline. I can live with those at the price, compared to the $75-150 a square foot others quoted us. The setup crew and the dealer (Santiam Homes) were outstanding.
All that said, we never heard from them once all was placed. They did a darn good job and I didn't get a chance to tell them

Annaz, I agree that Cresdeck is a very nice looking flooring and all of the things about it you stated are true. No knot holes from branches, smooth heavy and strong but it still will not withstand water and try as hard as you can you will get the floor wet so for me OSB or plywood.

I think(know) its just yet another form of particleboard...and the only people using it are the MH builders.Those in the know stay away from that stuff like the plague.OSB and plywood can also be ordered in long then standard sheets for flooring applications.

I live in Spring Valley just outside Clearlake. I purchased a Silvercrest from Modern in Lakeport about two years ago. My Silvercrest came out of Woodland (close to Sacramento) and I assume they are still made there.

What dealer in Lower Lake are you dealing with? They have two dealerships there and I do know the manager of Lake County Homes in Lower Lake.(He lives next door to me, or more correctly, two lots over).

The cost for a garage seems a little high compared to what I paid. I had the same size built for $10,650 2 years ago.I have seen ads in the local Penny Slaver for even less.

Out total cost for septic, garage, driveway, site development, sidewalk, electric, water, etc, was around $45,000 plus cost of home and land.

Other than the garage, your cost don't seem too far out of line.

Silvercrest and Karsten are two of the best in California. You are going to pay a little more but they are quaility construction.

for the info. There's so much crap going on out there and this will be our 3rd manuf (or modular, whichever we choose) home and every time we do this, there's even more crap we have to sift through.

I happened to have the cresdeck sheet here with me, because we went this last weekend and saw Karsten. So I hadn't a clue on whether it's good or bad. Everybody seems to have the "only" (Bull____, cough, cough), and the "best" and sells the most homes. It's gets annoying.

Oh and yes, the Karsten homes are out of New Mexico for our area. So Mac I'm glad you're happy with your home. I hear they do good follow-up repairs, because they use their own people. And...who knows? that could be more crap! But, it's nice to know, because we're gearing towards the Karsten manuf or the Cavco modular. Thanks again, guys.

Sorry it is pressboard..all of this might be true..but water is its death..

Water from plumbing leaks..moisture build up..carpet cleaning..just getting in and out of the tub..Go with OSB or plywood..This 1 feature would make me look at others..

I too have nova deck, which is the same as you. I would invest in a few water alarms @ about 14.95 . I put when every where that I could not visibly check for leaks.

Hi Art. This is why I gave so much detail. I was hoping someone from the area would reply. Lake County Mfg.Homes is the one we got the most info.from. They were really pushing Marlette. I sure appreciate all the info. about Marlette from rmurray and annaz,etc. I think we will look into silvercrest,skyline and karstan. See who has the closest construction per Randy's book. I agree construction is most important and if any of the budget is left, then go for some cosmetic options. Does anyone have any suggestions that they think are must have? Our quote didn't include septic because we don't have room. We will have to connect to the city sewer at our expense($35000-$40000). Any other ideas about anything for MH?
