i just bought a home, the people who sold it to me assured me i would have a lot for it, but so far no go. we have been to 3 different parks, and here i am about to make my first payment on a home im not even living in. im really new at this kind of thing i have never made a purchase over 10k before let alone on a home. now im really stuck having to pay rent where i live now and a mortage on a home i havent even moved into yet. i think im being strung along because of a big mistake on the home dealers part. they keep giving me run arounds and excuses. i really dont know what to do. i cant afford a lawyer nor would i even know where or how to get one. i used all my money for the down payment on this home and now im stuck. if there is anyone out there who could help me or at least tell me what i need to do to stop my loan payments i would sure appreciate the help. thanks.

1)..What is it that is keeping you out of a park???
2)..Most dealer finance programs require that the home be delivered and set up ready to live in before the dealer gets his money..Often the lender does an interview with the buyer to confirm the home is delivered...Have you talked to the lender...
3)..Who is the lender?
4) Have you talked directly to the owner of the dealership...or upper management..what do they say is the problem???
To give good advice we need more info...please post asap..

the parks wont accept me for my income to debt ratio and for the fact i have 2 dogs and 3 cats. they got me another home now and its a better deal bc i went off telling them my lawyer will be in here to figure out how to deal with this mess. but i still dont trust them. the park we can move into (which i found on my own) needs a concrete foundation put in, but the problem is i have no more money to do that, and the dealer basically told me today they would not include that in the price of the home. im really confused. they also had me sign paperwork that was not filled out. they said they had to speed things up before my loan payment comes due. the bank said there isnt anything i can do, that i have to pay when its due and they cant put a hold on it until things get sorted out. i really cant afford a lawyer and by the end of this month i will have no where to live with a 2 yr old and all those animals. i think i got screwed with my landlord too, but thats another story. im really not stupid, i just trust people. what other information do you need from me? i would even be willing to give you my screen name if you wanted to chat live with me. i want to move into this park but the price of foundation, well like i said i have no money right now. how do i get the dealership to pay for that? if i back out of the purchase now, wont they be able to keep my deposit, even if the prepurchase agreement states deposit contigent upon park approval. does this mean both the park must approve me and i must approve the park? i feel really stupid for signing papers without a lawyer but i didnt really think i needed one. guess i was wrong. still worried and only have a few days left to find a place to live. a friend will take us in, but not with all the animals, which i cant afford to board, and if i have to put them in a pound i couldnt live with myself if they got put to sleep. i blame the dealership bc i will be spending an awful lot of money i dont have now. i have even lost money for applications to the park 60.00 right there! all because neither the pm or the dealer told me pets werent accepted and that lot fee is just it lot fee, nothing more. ugh... i think after this i am going to go back to college to study real estate law...that way i can help people like me who just want suitable housing for their families, without being taken for a ride. i hope this gave you more info. please help me if you can. thanks.

the lender is citadel bank. they havent said anything about it being delivered or set up , they just wanted proof it was insured . i even told them about my issue but they said theres nothing they could do. the owner yes, i talked to him, and he tried to bull @!#$ me. i know that mh go for 30-50 per sq foot out here depending on what you have put in it and upgrades and all. and i told him that the 11 yr old home that i recently found out was not 1000 sq ft like they said it was (14x60) all i had to do was the math..duh..but for 34000.00 was like 2x what it should be. and i had to re do the floors etc...anyway, the owner agreed to put me in a 98 for 2000.00 more it is 16x72 and im ok with that. they are also fixing (so they say) the entire thing inside and out. they made me sign a paper saying i saw the repairs and i had a fit bc i said i cant sign this...well pressured into it bc i was assured a second walk thru at the time of delivery, and bc he said that if i didnt sign it that it would hold up my loan and home placement.
my credit isnt so good and citadel credit union is the lender with 13% interest per year..ill be paying a little over 100k for a 34000.00 house when im done. hmm..without land....im really overwhelmed.)o:

to be honest, if i knew i would get my entire deposit back, i would go to the community i want to be in and by a home from them. i just dont know if i would still be approved or even how they got me approved in the first place. )o:

I am no expert, but have had 2 different bad mobile home purchasing experiences. Like you, my hubby and I are (WERE) very trusting. The first time we bought a home, we were totally unprepared and got a terrible lemon of a house from an even more terrible dealer, ended up with a big mess and eventually filed bankruptcy b/c of the house deal.
We are in the process of purchasing our second MH now. This time we did our homework (or so we thought!!) and have still had a bad time with FHA regulations. We have finally learned to be a lot tougher and lot less trusting though!
Let me give you 2 pieces of advice:
(1) CALL A LAWYER IMMEDIATELY! It is hard to find attornies who can handle this type thing in our area too. With our first home, we had NO idea where to go for help. We called a couple of lawyers and they seemed clueless about mobile home stuff and did not care. This second time, we have actually ended up talking to 2 different attornies. Get out your phone book and go down the yellow pages and summarize your experience to each until you find someone who can help. If you don't find it locally, try going to the phone book of the biggest town/city nearest you. I promise that it will make you feel so much better, just knowing someone is there on your side to help. Especially if you are as easily pushed over as we used to be!! You need someone who can talk tough and who can understand all of the legalities of everything.
(2) QUIT BEING SO NICE & TRUSTING OF THESE PEOPLE!! I know that is hard advice to take, but you are going to have to do it. I think a big part of how most dealers treat customers is based on how the customer acts. The dealer can pretty much tell right away if you are going to be trusting and easygoing and easily pushed around. And I think too many dealers act upon that. People like me and you get the shaft. It's like they just know they can do whatever and we will just tuck our tails, drop our heads, and say "OK". You have got to look at it as though these people couldn't care less about you, whether that is 100% true or not. (and it sounds as if your dealer does NOT care at all). All they want is your money. That is it. So please talk to a lawyer TODAY!! Do it before you and your child are homeless!

well, once i said that we could set up a time to meet with my lawyer they changed tunes pretty fast. as of now, we are supposidly moving into a brand new home, around the same size, for around the same money. (50.00 more a month but with a lot lower interest rate, although they havent given me the details of that.) its already set up and ready to go, pending park approval. its funny how you have to be agressive and pushy to get anywhere in this world. i dont like being like that, not at all. i still dont understand how they can sell you a home without first having the home placed. the bank needs an address, so i think they may have lied to the bank. i just hope they didnt lie about my income or down payment or anything like that, but, to the best of my knowlege all facts and statements are true. i just dont understand how they can tell me i cant afford a brand new home one day, and then the next day poof...one appears before my eyes. i have worked in retail and management for years, and i know money is the bottem line, but still, i would think a new company would want good word of mouth not bad. i really must say i would never recommend them to any of my friends. maybe they just took one look at me and thought "sucker" or "desperate poor white trash" who knows what they thought. the dealer made a big mistake tho, he said he would get me a home in a park that would suit us in front of an impartial 3rd party, who in fact was the one who opened my mind to what was really going on. in a round about way she told me she would have to testify if it came down to legal matters, if she was called in by the courts. i still want to find a lawyer for the time of signing, and i still want to have a professional inspector clear the home. im still worried. i wont stop worrying until i am in that home. i thank those who have helped me. and would appreciate any more advice anyone can give. i may be 30, but this is all new to me. i think when i upgrade to a bigger MH, it will be on my own land, i will have the land first, and rdy, with lawyers and inspectors, and any other ppl that are "on my side" no matter what the cost. then i will do more research and more research. i think in the past month i have learned more about mobile homes, than i learned about anything at all in college and highschool lol. one other question, lol can you tell me why a dealer would let you know where they live??? i dont think thats too smart. not that i would actually do anything, but i would never ever take a customer to my home, especially when they are angry with me and threatening lawsuits etc. im thinking this man is very new at his job, very bad at it, or very stupid. in all honesty tho, he seems like he cares. the others i have met in the company dont care. the finance manager is a royal you know what. the owner, well he wants me out of his hair fast and is willing to basically do whatever it takes, i over heard a converstation he was having with the dealer. im praying for an approval on this lot. if not, well im back where i was 2 days before, and i will definatly get a lawyer involved. i already told them my mother wants to come down with her lawyer and go over all the paper work. thats how i went from a 1993 850 sq ft piece of crap to a 2004 1150 sq ft home. i still dont get it. thanks again to the two of you who gave me advice. maybe i can return the favor to someone else.
