What Do I Do Now That I Found Land?

My friend and I have decided to both get a manufactured home. We each decided on a Champion Advantage and our salesperson has been great about getting me the costs of additional structural upgrades.

We found 3.5 acres of land (in a growing area in Florida) that has a 2002 mobile home already on it for 65K. We are splitting the land for a land/home package and renting the mobile home to another couple we know.

The scary part is that we have to put 1K down on the land and it is non refundable so we are about to get started. Now I assume we start the financial paperwork, get a survey, arrange for well/septic/powerpole and clearing of the rest of the land.

I bought Mr. Eatons book and went through it looking for all of the upgrades I needed and have them priced out with the home at $75K. I have not checked on the foundation (as far as how much concrete would run), but all in all, I don't want to go over $115K total. Do you think that is possible? What else is needed in the process?

The first place to start would be the planning and zoning office..and read the deed restrictions of the subdivision you are in..

Many local governments do not allow subdividing lots in the fashion you are hoping to do..

Sometimes deed restrictions would forbid cutting the property up..

If all these go well...get with your salesperson..they should be able to help you the rest of the way..Good Luck
