Find a lender for Modular Home purchace with Land Lease

HELP! Does anyone know of anyone in NE KS that will make a loan to a first time home buyer with good credit, no down payment to put on land that is leased? Have tried 10 different places in a 200 mile radius and nothing.

A modular home cannot be placed on leased land, a mobile home can though.

Every place I talk to classify the modular home as a mobile home because it is brought in to be placed on the site with axiles under it, even tho they are removed. They say that Modular is just a fancy word for Mobil

The axles are removed on most mobile homes (saves the manufacturer money by reusing them).

There is a big difference between a mobile home (built to one federal building standard) and a modular home (built to state building code), if you're dealers are saying they are the same, then you need to find a dealer that knows what they are doing.

I agree with Mark...Who ever told you modular IS manfactured does not know his business at all..You should move on..Any good dealer will be able to help you find finance for your home...Try the sources here..and ask you dealer what he/she can offer..there are many lenders out there for this kind of sale..

Hey, sorry guys, gotta disagree, please explain how many differences are left in this day, between manufactured and Mod. Not many

Sorry..but the HUD code has not changed much since 1977...There still are some very basic homes out there...but I agree that high quality manufactured homes..and most modular homes are similar in standards and features...

Modular does not necessarily mean better...just built to a different code..
