New To the Business

Hello Chrissy - I am new to the business of selling Manufactured/Modular Homes. I live in Colo. Springs CO in a Mobile Home Park. Is it possible to sell
Homes without being a Dealer as a Sub-contractor? I have tried various sources
to obtain Form500COs. I would just need about 10 or so to get started. There used to be approx. 42 Dealers in town and that number has dropped. Also, trying to get ahold of Manufactures, they have gone out of business. What is the prognosis of this business in the coming years?

Hi I am trying to buy some ivestment property and the first one that I came across is a dbl wide mh (1620 sq ft) on a lot that is .69 acres. The lot has a well and septic tank. The home is great shape and it is only two years old. What is the approximate value of the mh in good condition. Keep in mind that I'm not sure who the manufacturer is. I would just like a ballpark price within 5K to 8K just to see if the asking price is reasonable. I don't want to consider the lot size and location at this time. Thanks,

You need to check with the state, to define the licensing laws in your area. Some states require a dealer's license, some require an additional broker's license etc. The Form 500 you speak to, is a pre-printed form from Jenkins Business Forms, the nationwide supplier of this type of material, for the industry.

As posted here...You need to check with the state you are in to understnad the license law..Most states would require a license..

This is a hard order...since this size home sells new for as little as $39K and as high as $75K..

Actually...the value of the home means nothing..the value of the package is all local in nature..To do this right you should get a local appraiser to appraise your potential purchase..They will develop a value that relates to this property..The cost will be about $350...small change for expert advice..
