We are trying to sell our manufactured house on 10 acres but the couple who is trying to buy can not get financing because the title was never filed. We also do not have the original MSO form or Certificate of Origination because structure was
deeded as real property with the 10 acres when purchased. We have one person saying real property means mso form would have been forfeited if deeded as real property.

Would a Certificate of Orignation or MSO form be needed during sell if deeded as real property?

here in AZ if it's classified as real property (property taxes are billed as one, land and home) you have an affidavit of affixture and no title. I sold the mobile to build a stick built on my property and had to get it unaffixed, took me 3 mths, 2 motor vehicle inspections, going to the county seat to get the original affadavit, a total lien release on the whole property, original deed in trust and lots of $ to get it retitled, pain the ass but worth it in the end.

Every state has different rules...worse yet..many have changed over the years...There are a few lenders out there...and title insurance companies that are asking for proof the manufactured home is in fact not financed separately...That means they want the title or original mso to prove there is no separate lein..

This can usually be worked out...but often is a mess..Good luck

We were thinking of selling our mf house to build a stick built also. Did you sell yours to an individual or is there some company that will buy them? We have 40 acres and we might as well have nothing. We can't even get a refinance on this place. We tried to sell it a while back and the buyer couldn't get a loan on it because it was a manufactured home.

I actually sold it to the contractor I hired to build the new home. He didn't give me alot for it but it was 26 years old and needed repair. He put it on a piece of land he owns, he is the process of redoing the whole thing. If your mobile is in fairly decent shape, out here anyway, a park owner will take it for free, at least you don't have to pay to haul it out of there and dispose of it
