My wife and I have a 10 acre lot and we are getting ready to build a panel home or have a MH installed. I have been told by a salesman if the set up on the MH is HUD approved it will appreciate the same as a site built home. Is this true?

Aprreciation has little to do with how the home is built...Appreciation is dependent on the location...If the 10 acres is desirable to other buyers...all homes will appreciate over time...
If the 10 acres all of a sudden has a nuclear waste dump next door..and a new large unregulated auto wrecking yard on the other side...All homes are likely to depreciate..Location..Location..Location..

No, this is not true, and what rmurray said is half true. Your 10 acres may appreciate according to how the real estate market is in your area, but a manufactured (HUD code) home will never appreciate. This is one of the many reasons why many of the major banks that did loans for manufactured homes have either stopped or gone out of business.
As far as appreciation goes, you can think of a HUD code home like a car. As soon as you leave the showroom, rapid depreciation begins. Manufactured homes are great for certain situations/lifestyles, etc., but if you are looking for an investment, you need to look elsewhere.

Its never the house(stick or otherwise) thats gaining value.its the land.MF homes on rented property go done in value,Multisection MF housing on their own land either go up or down,it depends on what the market in the area is.Its easy to find loans on this type of property but difficult to find loans on home only MF housing.Many prople will not live in MF housing because they think"trailor"Times have changed.

Hey stick home do appreciate! It is not simply the land! I have been buying and selling real estate for a long time, and what you said is not valid, period. A stick home can appreciate a lot, of course location has something to do with it, but land is not the only factor.
