Value of Parview Home in Florida?

My mom recently passed, leaving a MH in a Community in Clearwater. The home is a 1980 DW I am not sure of the size, guessing I'd say a 24X52. It has been redone inside and out, siding, windows, entry doors etc. It has a carport, no Garage. The Community is a Senior Co-Op where she owns the Land. I'm having trouble finding a NADA Value. Anyone know anything about Parkview or Parkwood Homes? I am going down the 14th of April, to prepare it for selling, I just wanted a ballpark idea. The land money is no prob, We will just cash that out ourselves, the new owners can either choose to buy the land and have very low site rent or not.

Get a local appraiser to appraise it.they would have a better idea of the going rate in that area.

I have a MH vacation home in Clearwater. If you have a share it is usually attached to the house and you must sell both. You generally end up discounting the house because lot of people would rather rent. A house in good shape maybe worth 20,000 and land shares sell for 25 to 45,000 depending on the park.Net selling price 30-50,000.

Yes, her Land Share is 35K. Thanks for your response. My sister thinks we need an attorney. I think, all we need is an appraisor. She told me yesterday, she wants to buy the home [I would too, but, am 48, you or spouse must be at least 55] She, has TOLD me the house is worth 4K, that the park people said that is what they go for. I am having trouble with this, it is one of the most desireable Community's in the area! Never ever thought I'd be fighting over $$$$. My father passed in 97, no issues at all. Now, my sister kind of came out of no where with this. At least I had no clue. Obviosly, she has been doing some phone calling, to the residents.She says, I will get 2K. But, I can take some... of the items out. [she also thinks the car should go with the house. This should be a great trip!
