How to Sell a Mobile Home
Ok, I have someone interested in buying my mobile home. I owe $15,800 on it and am selling it for $14,500, plus I am paying for the moving/setup costs ($1350). The lady that wants to buy it has faxed me a contract of sale to sign which says that the "sale is to be completed when unit is situated on her lot. Title will be delivered at completion of sale". The person who will be moving the home for me has suggested that I not sign the contract yet because he says he has seen people too many times get the mobile home on the new lot and then nit-pick everything about it and sometimes not sign the contract in the end...and then I would be stuck with moving my mobile home back if she backed out. He says the trust needs to be put on her side and that she needs to sign a contract saying that the mobile home will be moved once we have the money in our hands...which makes sense to me and makes me feel better. What do ya'll think? Also, is it typical for the buyer's bank that is financing their loan to just cut the seller a check for the purchase amount or will they send it to the company in which I owe the mobile home loan? Also...after that is all said and done, do you go to a DMV and sign over the title or what? I'm new to the whole selling mobile homes scene and would appreciate any advice! Thanks!

Obviously you both want to protect your self...Often the buyers finance source will require the home be set on the property prior to funding the loan...
Most importantly you need to be real clear about condition...set up...her expectations...Actually that moving fee sounds a little too good to be true...
Sounds like you should invest a few hundred in and attorney for your state...Get good local advice...Go for it..
