air conditioning units, new roof and new porch

Hi, folks---we've just fallen in love with and had inspected for purchase a1979 mfg home--make uncertain now in Imperial Harbor in Bonita Springs Florida. Just found out the air conditioner needs to be reinstalled for two reasons---it's over 15 years old and it's not been on a base, sitting in dirt/sand all the time. It's got an original roof, with leaks visible on roof and on some walls....how much will a new unit large enough for to cool about 1200 square feet cost? Also, what might a new roof for a double wide cost? Any help could help us tremendously---cuz we fell in love with the darn thing, and as we're from Ohio and suffer from winter, the idea of being down here each winter is appealing, to say the least! Do we walk or plop in, knowing we got to put in another how much money? Any estimates? Thanks, diane
