Appraisals

I have a question about appraisals. I am in the process of buying a manufactored home. I have been told that my home will be appraised so there is no chance of my home depreciating. Is this true? And if it doesnt depreciate what are the chances of me being able to sell my home at appraisal value should the time come? Any assistance would be helpful. Thank you.

Appraisals are an art form...not a science...

Depreciation..OR...Appreciation have NOTHING to do with appraisals..The appraiser determines the top market value for the home with no regard to the amount you paid for it..

Depreciation...and Appreciation..are location dependent..If a stick home would appreciate on your land...so would a manufactured home..Of course the reverse is true..if a stick home depreciates on your land..the manufactured home is also likely to..

If the appraiser is honest...most are...you should be able to sell your home over time for at or above the appraised value..
