Quick question. I have read somewhere here before that you should NOT attach the deck to the home as you would with typical site built homes.

Why?

If the home is set correctly than there is no reason you cannot attach the deck to the home except taxes. If it attached to the home it may raise your property taxes but unattached is not considered an increase in appraised value.

Manufactured homes are not designed to supprot additional structures like a deck. If the deck has it's own support seperate from the home, it can be attached to the home.

In some states the code will not allow you to attach a deck to the home.....the code states that it must be free standing and withstand a lateral force of 200lbs....but lets say for practical purposes you did anyway (as some folks have) ....the problem occures where you attach it with bolts or nails etc....water runs between the wood and inters the band of the home at these points causing rott

Actually the problem is lots of MH's are on shaky foundations.You attach a deck or porch to the home it moves independly of the house causing stresses on both .That movement eventually tears up the house and the deck.If your home and deck are on a proper foundation with proper support you won't have any problems.

it is really hud code , homes designs are approved by hud for so much weight bearing capacity, adding structures modifys this design and can void a warranty. as danny stated you are just adding another way for water to get in . and if you got a guy buildings decks and they wiggle and move, he dont know how to build a deck , i have one on my house not attached but within 1/4 inch first level is 12x24 . then seps up 7 and 1/2 inches {one code step} then it is 28 wide by 48 long with a 24 foot in ground pool in middle , really off to side giving 4 foot walkway to other side of pool . this deck has been on since 1996 . is freestanding not attached to home in anyway , and survived a june 3 ,2002 tornado that removed 35 foot off the roof of my mobile home, lifted away part of privacy fence and a 5 foot blow up green alligator has never been recovered. the home, which i set up never quivered on its foundation and when releveled after storm was dead on. my deck and my home still dont shake and wiggle . there is no excuse for bad work, if a home is set up according to the manual it will perform well

i guess i am busted, i am a little strange. not, the real sad thing about losing the alligator was this, you know how you all blow up pool and lake things like floats , beach balls etc? they never seem to last a day if you are lucky . this alligator was puchsed for 5.99 in we remered correctly in , are you ready? 1988 . this bad green guy had lasted for 14 years of kids ,pools and much abuse without ever springing a leak. he was a member of the family and there he was floating in the pool , minding his own business and BAM! sucked up by a tornado, who would have figured. we still miss greenie, he even had a name. lol
