Do you think a modular home would be a better purchase than manufactured? Which would be better to place on a basement? Are modular homes better quality built homes? Does the metal frame under manufactured cause the home to depreciate? Any input you have on the two will greatly be appreciated!

a modular home is a manuactured home...double wides and modular's are built in plants on an assembly line..therefore being "manufactured"...a modular is a unit built to your local 'state" building codes,a double wide is built to 'HUD" codes...(a less strengent code)..for a basement I would recommend an "off-frame" modular, this has no chassis when finished ...is this going on your own land? ...the value will appreciate with either .....in North Carolina I have seen the values differ between an on-fame modular and an off-frame modular...I would go with the off-frame modular.

We will be placing on our own land. If we go with the "off-frame", do you think there will be a little more flexibility in the home as far as the home not setting exactly level on a basement causing door not to shut properly, etc?

with an off-frame the foundation is built and leveled with a transit....(its as good as the brick masons) no ,you should not have any problems with doors ...as for the price , there is some diffrence in the prices mainly due to set-up,crane cost and the diffrence in the foundtions between the two.. approx.5-10k depending on the model and your location.

A modular home is not a manufactured home or mobile home. A modular home is built just like a stick built home except in a quality controlled environment. A modular has to be placed either on a crawl space or a full foundation. You can not compare a manufactured with a modular.
