Hi,
I've looked at many lots on MLS services, but I can't get the information I need.
1) How close are utilities
2) Does the current building (a "tear down") have a foundation, and if so, what is the size, etc
3) What is the ZONING? Do realtors not understand this question?
4) An estimate of fees and permits for that city/ county
5) Can I finance a geological survey? Has one been done on the property? Will the seller consider this cost?
Is it me, or are realtors just lazy? It seems they have NO interest in selling land or in doing any type of research necessary for agricultural use. I have not found a SINGLE realtor in Southern California who can tell me what zoning is needed for dogs, goats, and horses, and a small garden. Some will hazard a guess, but none is willing to go back to their real estate training class and get the correct answer. I've never met a class of lazier people in my life.
I'm hoping that any of you with experience in putting a manufactured home on real property might have a reference for me.

sounds like your at the wrong end of the horse...you have to go to end with a mouth..lol!...Im not sure about California but when I buy property I go straight to the county and/or city tax office and the register of deeds to see exactly what the zoning's are...

Most of them are "busy" waiting on that Million dollar sale...Raw land does not pay enough for them to be happy..

I'm seriously considering going out and getting my realtor's license. How hard can it be? I already have a background in mortgage. Easy work, lucrative pay. Semi-kidding.
I'm a bit ticked at the realtor we're working with too. Raw land. Spent a half hour running around to the water company and the city planning division to get my answers -- ONE HALF HOUR -- to accomplish what she couldn't in a week. I agree with Danny: just do it yourself so you know you're getting the right answers.
