I purchased a new "manufactured home" about 10 years ago a double wide it is a piece of crap and completely falling apart there were no laws to protect us as a consumer and now were stuck with it. I wouldn't recommend one to a dog AND THE INSURANCE ON ONE HERE IN ARKANSAS IS JUST AS BAD

Can you elaborate on "completely falling apart". I'm interested in problems that other mh owners have as I am one myself (for 1 year now) and havent' gone a month without some issue.
I agree that you do have to maintain them moreso than a stick-built home. How an elderly person could buy one and maintain it (crawl under it and check for leaks) is beyond me. I bet they often go unmaintained like this post. I like mine but I go under it every month and will probably have it releveled every other year or so. I hope it won't be in vain.
Anybody know why a mh needs to be so level or else problems (structural issues), when stick built homes that are not level do not have the same problems. My dad lives in an old house that when you walk into the bathroom you almost fall forward, but the frame is solid, according to him. He is a carpenter.

I've had my Karsten about a year now, with a couple of relatively minor squeaks. However, we got a decent snow (15") , followed by an ice storm, and that has resulted in some tiny sheetrock cracks. A utility door on one end didn't close quite the same and has now recovered, since the snow has melted and things have warmed a bit. Maybe I should have got more than the 30# standard roof load, don't know.
Caulking has shrunk somewhat and needs a bit of touchup. The floor has squeaks in a couple places. There is a bit of a ridge in the kitchen floor, which I attribute to the flooring.
Other than these items, all else is just fine. And I expect any house to have some of this in the first year until it settles down.

Ive had enough with "mobile homes" I got screwed from the start from palm harbor and i owe too much to put on land and i cant afford to have it moved anyway without maxing out all my credit cards and i just payed 1300.00 to taxes even though my lot rent of 275 is due and its going up again this month since its the new year. Oh yea the other day it rained and water was pouring into the living room from the front window, and Im paying over $1200 a month to live here and thats without the "property taxes" that are due every year. If anyone is new to this, dont listen to your salesman to put the trailer in a park "because you wont have to pay taxes" I was soo stupid, but i will never make the mistake of buying a "mobile home" again. I am going to rent until my credit gets good enough to buy a brick house. I am just going to do bankruptcy tomorrow to get out of this mess once and for all. good luck man.
