Still wondering about adding a room addition to a mobile home. Will the addition increase value? Are there any potential construction problems since the
addition is added to a mobile home?

All I know is, it can never be moved again, once you make changes "of any kind" We bought an older home and before we moved in, found out the people had tried to sell it the year before. The mistake they made was putting on a nice new roof. Well when the home inspector for the next people came to check it, he noted that and they were turned down for a loan with hud. So in order to sell they had to tear off the new roof and the old roof and put back exactly the type that had been on before
Now this is the way the home inspector explained it to us: " When you buy a manufactured home it is weighed for highway travel, "anything" you add causes more weight and changes the structure of the home" So----additions should only be added if you never plan on moving the home.
Also remember homes can only be moved on highways if they are within a certain age range, depending on your state. Somewhere down the road you may want to trade it in or sell it and someone else wants to trade it.

Never heard of this one...I do not think there is an age restriction for moving on the road...Maybe there might be an age restriction for placing on a lot in some areas though..

Yes, many subdivisions and mobile home communities have
age restrictions.

I will think hard about making any changes to the mobile home since we may need to move it later, you never know.
