Please compare and contrast the buying process for a modular vs. HUD code home.
Is the choice of dealers as important when buying a modular as it is with a HUD code home? Does the dealer arrange for the foundation and other site items (utilities etc)?
I just read two books about the purchase of manufactured homes but I think they were geared more to HUD code or maybe that's just where my mind was focused when I read them. Thanks for any input. Kathy

I would say more so...there is NO complaint or compliance systems to enforce any rules about modulars in most states..At least HUD will protect you from the most serious problems..Each state has different rules about who can sell and build modualrs..at best they have to be licensed contractors...most state require bonds for them but not all....The only recourse you have is through the courts..

In most cases they do...I doubt that you want to try this yourself..Let the pros take care of these things..

Thank you for your response. Do you happen to know if the Patriot Magnolia built by Pinnacle is HUD code? I sent an email to the plant asking this question and my email was replied to with one word HUD. The thing is, is this doesn't look at all like a HUD home. I hope it is though, for the very reason mentioned in your post.
