Well my wife and I have been looking for a mobile home for about a month now... We found one floor plan in particular which was awesome! It is a Horton Dbl 2280 square feet... Now we thought we found the right dealer and the right price 52,500 base and my wife and I gave ourselves a 5000 dollar upgrade allowence... We went 600 over the allowence no big deal... We upgraded the floors to plywood rather than osb and we went with the new roof horton has put out (hip roof) now we were very content with the price... With 3 children ages 12, 7, and newborn and limited income decided this would be the only way to get 2200 sqr feet reasonably... We shopped around and the 58180 was about 5000 better than the next best deal at fleetwood on the same floor plan the only difference was the roof that fleetwood did not offer... Anyway fleetwood had the same home for 63,000 set up and delivered ac and skirting... I mentioned we had found the same home for 5000 less he said buyer beware... And mentioned to me to ask the sales rep if this included ac setup and delivery... I am thinking to myself I am sure it does... I call our wonderful sales rep and get ready to come in and do a sales contract during our conversation of me praising her and telling her i was so glad we met and setting up the time for us to drive and hour and a half out to her place and sign the deal I kept hearing that voice ask about "ac setup and delivery" So I ask and the coversation went sour her response was well no... I think tomyself no big deal how much can it be... she said i have to check and gets back to me late yesterday afternoon we went from 58180 to 78900.00 I asked if she was on crack... So i told her what Fleetwood had said and she put the owner of the lot on... Before i knew it we were discussing what ioptions I really had to have and went from some upgrade to make it a little nice to upgrading to osb rather than plywood and upgrading the cabinets and carpet padding only not the carpet and the fireplace I was so flabergausted i forgot to mention the roof and told her we had to come in at 59,999... she said they would contact me today... Holy cow!! I am stupid even if she comes in at 59k i gave up a bunch of the little odd and ends sacrificed the roof and went middle of the line on carpet and left out the rest of the options my wife and I really wanted ...Not to mention I feel like they really tried to rip me off at 18,500 for ac setup and delivery... this is a 30 x76 home... WHat happened here and if she does come back with 59,900 I forgot the roof not tomention how can I trust them if they can go from 58k to 78k and then today i am willing to bet she calls me with an offer of 59k... This is insane... please advice is very very welcome right now...

You always need to do your homework and it seems like you are by seeing different homes before you make a decision. Either the Horton dealer was deceptive or she made a big mistake. I would assume you are in the southeast since you are looking at a Horton and A/C should be part of all quotes as well as basic setup with skirting thrown in.
Horton have a very good reputation for quality and support, can't speak for your dealer though, and Fleetwood very poor reputation for both. There are a few web sites devoted to the problems with Fleetwood so I would re-think any decision about Fleetwood.
Homes I have looked at have ranged from $24sf for a very basic home to mid $40's for a very nice home with upgrades. You were originally quoted $25.00 sf which is awfully cheap and even at 78k it is still under $35sf which seems reasonable for a quality home with the upgrades. You can always upgrade the interior later but you cannot upgrade the construction. I would have reservations about dealing with your dealer due to their mistake/deception because it looks like they tried to make up their mistake with the A/C and setup, I had two new Lennox A/C and furnaces put in my primary home and it was $8,500 and set up is 3-5k so $18k is out of the question, but I would have severe reservations about Fleetwood regardless of the dealer.
