I have a 2001 Palm Harbor D/W that I paid $74000. I want to sell this house to get out of this. The home is set up in a very nice park with a shed and nice porches that the park built on. I am prepared to eat the difference because I know I will never sell it for what I owe, and as I am in the Army I will live on post if I have to. My question is due I just sell the house for blue book or should I pay for an appraiser to look at the house, or does an appraiser have to look at the house to sell it? Also can the shed that the park supplied be used in the appraisal of the house? Also how do I finance what I will have to owe on the rest of the mortgage when I sell it, and will anyone finance me for the rest of the amount? I am going to assume it will be around $10-15,000, but it will be worth it to me to get out of this mess.

Also the home was $63000 brand new and the rest of the amount is all the other points buy downs and additional hidden charges Palm Harbor dropped on me. Thank you

Look in the local newspapers, find a real estate broker in your area, who advertises other manufactured homes. Contact them and ask for " a market analysis". This will be the price, in their professional opinion, that the home will sell for. Using a broker may be your best bet, but trying to get someone to finance your loss will be a big problem. You may have to go to the base credit union for this type of help.
