Mobile Home Lot Rent

I would like to know how to find out if there are any restrictions when raising lot rent in a manufactured home community. I have lived in Scio Farms in Ann Arbor Mi since 1987. The lot rent has been consistantly raised $10 - 20 a month each year since that time. This year we were notified that they would not be raising our lot rent this year, but we would be paying our sewer charges along with our water bill. This has resulted in at least $80 - 100 additional monies each month. Is there not any cap on what management can raise at any given time? This must result in an enormous profit for them each month. I don't know how anyone would be able to sell a home in this community when the buyer is made aware of how this management operates. If you are not familiar with this subject can you please direct me to someone who is. Thank you very much for your prompt response.
