how do i know which mobile homes are build the best, and will last the longest.

i want one as close to a house as possible.

There is a wide range of homes available to the manufactured home buyer....Manufacturers in the industry often have many plants..building more than one line in each..each model and plant location build with different specs...So...a manufacturers name is hard to pick...There could very well be a small regional manufacturer in your area that is better than any of the large national manufacturers...and posters here might not be aware of them..

The best route to pursue is to learn all you can...There is a cheap book here in the bookstore by Randy Eaton that is a good primer on the various available construction specs...It would be good to buy..read..then decide what you want in your home...Then find a brand in your area that will offer all the specs that you feel important..

Lasting long..has a lot to do with how well they are cared for...just like stick homes..I see many 30 and 40 year old mobile homes that are lived in everyday...All of these were built with far less attention than todays home..

Many manufactured homes have far SUPERIOR construction than basic stick built homes that are being built today..So..if done right..you will be able to buy a better home..for a lot less many in a manufactured home..The efficiency of factory building cannot be denied..Even a stick builder uses ALL factory built components...assembling them on site..in the open weather..with the cheapest labor he can find..

I agree with your point that some MH are built superior to site built - we are watching homes go up around us that are so simply constructed, have virtually no insulation, are wired by electricians with no licensing requirements, etc. I am just curious, Mr. Murray, if you live in a MH? Would you mind disclosing which you chose?

My first, 2nd and third homes were all manufactured homes...All loved..all lived in...all sold for more than I paid for them...

Currently, I lease a stick built home.....Had a lot to do with a specific school for my then high school age kids...

I have delayed moving until I am sure the kids have left the nest..one has resently graduated from college and the other is half way through..Then a 5 star adult manufactured home community will be my first choice..There is a very nice one here in the Augusta area..

I was wondering if it is the normal bussiness of Mobile Home dealers to bring out your home to your site, that is owned & just dump if on a Wednesday & not come until next Wed. to set it up? It is not Insured by our Insurance Agent, because, he won't Insure it until it is set-up & Delivered, so as of right now, only the Dealers Insurance is on it?
Please help me, I Just don't know where to turn!

This is not standard..but is not totally uncommon...

The dealers insurance will cover the home on your lot..he is the one taking the risk...Many dealers use two different crews..drivers and set up...often they move the home a few days early so that is the set up crew comes available early they will have work to move directly too..

There could be another reason..coorporate dealers often pay sales commission when the home leave the lot...being the end of the month..this might have been in play with yours...All will be fine...I hope..
