Our Doublewide MH home was set up in 1999. When we purchased the MH it only had a 1 year warranty on the setup, so we purchased an extended warranty for 5 years from their insurance company that they recommended. The insurance company American Bankers expires 2004 on structural damage. On 2003 we called an MH expert to come out and level the MH. He stated the step up the manufacturer Oakwood installed one corner 3 inches too high and the flashing was not installed. The reason why the one corner was 3 inches was too high was to connect the 2 halves together, there is no flashing installed at the marriage line.
On our Fourth year we noticed the ceiling beams bowing and everything is coming apart. (The manufacturer never finished the work inside the MH, I got tired of calling and taking time off from work for them to install what needed to be installed per our contract). I called for a certifed inspector to come out. I paid $300. The inspector verifed the MH expert results but also tested the electrical outlets. The outlets are not grounded and he also looked at the structure. The inspector stated that because of the way the MH was set-up the structure is twisting and turning. He does't recommend that it be moved. If it is moved the tresses would probably come down through the ceilings.
I contacted the manufacturer Oakwood and they passed this problem on to the insurance company which I filed a claim with. The insurance company stated that they will not cover the structure damage because it is the manufacturer's fault because of the setup.
As I understand Oakwood filed for bankruptcy in November of last year. Our contract which we signed is unbelievable. We did not get what we paid for. Plus we keep receiving harrassing phone calls asking when are we going to make the next payment before it is due. I have received 3 calls in one day. I can't believe the contract on a $64,000 home in 30 years I will be paying $233,000 for this home. Something is wrong here.

Sadly I have heard this story from two other Oakwood owners recently.Improper home setup and absoutley no follow up from Oakwood(who has filed bankruptcy)Your only recourse is to contact an attorny.Find one who has experience in this type of thing.
Given your numbers it seems you do have a pretty high intersest rate and payment on this home.$825 @ 15.32 interest,however you did sign the note.Your only legal recourse I mentioned above,you still have to pay for it.

HUD code violations are not limited to the 1 year warranty...You should call the SSA (HUD inspection agency) in your state and file a complaint..They will come out and inspect the home and if it is not set up to the standards of the set up manual..order OH to take care of it...
As far as the interest rate and terms are concerned...I assume you read your contract and had shopped around when you bought...If you own the property this home is on..you can refinace at very attractive rates right now...
