Hi,
This is my first post to this forum, although I have read quite a few over the past few months. We are purchasing a manufactured home for a park in Ohio, and I have a few questions that I am hoping someone can provide some guidance on.
We have located a dealer we like who we like who sells a brand of home manufactured in Ohio, called MHE. We have found a floorplan we really like, and the price is very competitive.
My first question is - does anyone out there have any experience with this brand of home?
Now for the second part of my question - we have found a lot in a very clean, small park, on Lake Erie, with a lake view. The park only has twenty lots and is very well managed. The park owner prefers a pad rather than piers for the foundation, and will also need to run the sewer, water and gas lines from the front of the lot to the entry point of the home (total distance of about 25 to 30 feet).
Okay, second question - the park owner is asking us to pay to have him run the utilities, and is quoting about $5,000 (which sounds extremely high to me, but I am not sure if he will allow us to get a competitive estimate or not). Is it normal for a park to charge the lot renters to run these utilties? It seems to me that it is an improvement to the park, and should be included in our lot rental. Can anyone comment on this?
Thanks in advance for any advice or information you can provide.

Thanks very much for your reply, it confirms what I thought, but not having any experience with parks, just wasn't sure.
Thanks Again,
