Can you help!!!
My son is in the service and I'm trying to sell his home in Illinois.
I have been informed by the real estate people that this home
cannot be sold without a title. It sets on a basement foundation
and is taxed through the county as a modular. The tax is based
on land and building. I have traced this home back to the original
people that set it on the foundation. They tell me it came in on a
flatbed and never had a title.
My question is, what now? Is a replacement title even in the picture?
I don't know the manufacturer, serial # or anything else. The home has
siding on it. Do you have a suggestion?

Go here for the instructions to aquire a copy of the original title if there was any...but your title might have been retired to make it part of the real estate...If that is so..you have gotten bad info...Good Luck..

I'm not sure from what you said, what you own. If it was brought in on a flatbed, it may very well be a modular, and not a manufactured home. If that is the case, there is no title. Check to see if there is a small metal tag on the rear corner of each side of the home. If there is, this tells you it is a "manufactured home" built to the HUD code, and then would have a title. If not, you probably have a modular home, which does not have a title, and "title" is transferred just as it is with any other dwelling attached to real estate.
